Pricing is adjusting as conditions shift, with the typical home value at $410,000, down about 0.85% from last year and 1.2% from the prior month. At the same time, sellers are asking more up front, as the median list price climbed 5.57% month over month to $439,999, and values remain below the broader Clark County typical home value of $450,000.
Homes are taking longer to move, spending a median of 50 days on market, up 8.7% month over month and 19.05% year over year, and about 26% of listings saw a price drop. Still, roughly 24% of recent sales closed above list price, and the average sale-to-list ratio is just under full price at 0.99, while projections show inventory holding near 883 listings and the typical value near $407,500 next month.
