Year-over-year, Essex County home values in May 2026 inched up a bit faster than statewide, with the typical home value rising about 3 percent compared with roughly the same pace across New Jersey. Active listings increased nearly 6 percent from last year and months of supply edged a bit higher to 3.1, signaling slightly more options even as conditions still lean toward sellers.

Looking at the latest monthly snapshot, prices have pushed higher in recent months, with the typical home value up nearly 6 percent from April and the median list price also ticking up. Homes sold jumped more than 26 percent month over month, while pending sales climbed over 9 percent, pointing to solid buyer activity heading into summer.

Speed is another defining feature of this market, as the median days on market dropped from 36 in April to just 29 in May and more than 70 percent of homes sold above list price. With an average sale-to-list ratio near 109 percent and only a little over three months of supply, Essex County currently reflects a clear seller’s market dynamic.
