Year-over-year, Essex County’s typical home value is up modestly, rising about 6 percent, while New Jersey overall has seen a smaller gain of just over 2 percent. At the same time, homes here are selling more quickly than a year ago, with median days on market down about 20 percent even as prices have climbed.
In the latest September snapshot, conditions show some cooling from the summer peak but still lean toward sellers. The median sale price is just over $700,000, yet homes sold dropped more than 22 percent from August and the share selling above list slipped to about 59 percent, signaling slightly less bidding pressure.
Inventory and supply are rebuilding, which may give buyers a bit more room to negotiate.
