The typical home value is up slightly from last year while the median list price has climbed a bit faster, and months of supply has expanded by more than 40 percent, signaling more options for shoppers than a year ago even as homes sold have dipped.

In the latest monthly snapshot for April 2026, buyers are seeing more choices hit the market and sellers are testing higher price points. Active listings jumped sharply from March and new listings rose by nearly a quarter, while the median list price moved up over 4 percent in a single month.

Demand is still strong, but the pace is adjusting as the spring market unfolds. Homes now spend a median of 36 days on the market, down significantly from March, and nearly 69 percent of sales close above list price with an average sale-to-list ratio just over 107 percent in what is still classified as a seller’s market. Compared with New Jersey overall, Essex County’s home values sit well above the state median, yet inventory and supply trends look directionally similar.
