Inventory in Ewing has been building in this rolling three-month view, with active listings up more than 11% from a year ago and months of supply rising over 20% to 3.3. At the same time, contract activity is mixed, as homes sold are down nearly 7% year over year while pending sales have also slipped compared with last spring.

Pricing has inched higher despite that softer sales volume, with the typical home value up about 5% from a year earlier and the median list price roughly 3% higher. Sellers are still achieving strong results, as the average sale-to-list ratio is just under 100% and about 44% of homes are closing above asking.
