Mercer County currently leans toward sellers, with a seller’s market gauge reading of 29. Inventory has expanded to 1,220 active listings and 3.8 months of supply, easing some pressure compared with last year. Homes still command strong pricing power, with an average sale-to-list ratio just over 100 percent.
Prices show moderate strength, as the typical home value is about $430,000, up slightly year over year, while the median list price has climbed more notably, rising more than 7 percent from a year ago and over 18 percent in the last month. At the same time, homes sold have fallen roughly 14 percent compared with last year, and pending sales are essentially flat year over year despite a sharp month-to-month jump, suggesting some buyers may be balking at higher price points.
Conditions have shifted from rapid-fire sales to a more deliberate pace, with the median days on market moving out to 55 days and months of supply up nearly 70 percent from a year ago. Even with that slowdown, over 40 percent of homes still sell above list, and nearly half go off the market within two weeks, indicating that well-priced, well-presented properties draw quick attention.
