Mercer County currently leans toward sellers, with the market gauge indicating a seller’s market. Inventory sits at about 2.9 months of supply, well below the 3.2 months seen statewide in New Jersey. Homes are typically going under contract in 42 days, showing that properties are still moving at a steady pace.
Home values have climbed, with the typical home value up roughly 8 percent from a year ago and rising more than 10 percent just since June. At the same time, the median list price has edged only modestly higher year over year, suggesting asking prices have not grown as quickly as closed sale prices. Active listings are up about 9 percent compared with last year, and new listings have increased more than 7 percent, giving buyers somewhat more choice than they had a year ago.
Even with more inventory, demand remains strong. Nearly half of recent sales closed above the list price, and the average sale-to-list ratio is just over 101 percent, indicating many sellers are still achieving or slightly beating their asking prices. However, homes sold in July were down about 5 percent year over year, and pending sales have slipped as well, hinting at slightly cooler buyer activity.
