Monmouth County home values in September 2026 were up modestly from a year earlier, rising about 1 percent while the statewide median grew slightly faster. Listing prices climbed more quickly, with the median list price up roughly 11 percent year over year, signaling stronger seller expectations. Inventory expanded too, as active listings increased about 8 percent from last September, and months of supply jumped more than 40 percent, easing conditions compared with last year.
In the latest monthly snapshot, the typical home value was about $734,000, while the median list price reached roughly $778,000. Buyers saw slightly more choice than in August, with active listings up nearly 2 percent and new listings up more than 3 percent month over month.
Sales activity has cooled compared with last year, with homes sold down about 5 percent and pending sales down about 6 percent year over year, even as supply has grown. Homes are taking around 25 days to go under contract on a typical listing, unchanged from a year ago, and about 41 percent of recent sales still closed above asking, only slightly lower than last year. Pricing power remains firm, as the average sale-to-list ratio is just above 100 percent, even as months of supply in Monmouth County sits below the New Jersey average of 3.5 months.
