Year over year, Monmouth County home values have inched up, with the typical home value rising about 2.5 percent. Median list prices are also slightly higher than a year ago, up nearly 3 percent. Compared with the New Jersey average sale price, homes here are selling at a higher price point.
In May 2026, the typical home value was about $723,000, while the median list price was just under $745,000. Homes sold in a median of 19 days, which is far faster than a year ago when days on market were roughly double, showing that well-priced homes are still moving quickly.
Inventory has expanded to 2,442 active listings, barely changed from last year but up from early 2026, and months of supply sits at 2.6 compared with 3.2 statewide, reinforcing its seller’s market label. Sales volume was down nearly 10 percent from a year earlier even though new listings were up about 6 percent, and roughly 45 percent of recent sales closed above list price with an average sale-to-list ratio just over 101 percent. With pending sales down modestly year over year, buyers may find a bit more room to negotiate even as competition persists.
