At the same time, homes are selling much faster than a year ago, with median days on market dropping to just 22 days in this latest three-month window.

Months of supply has expanded to 9.6 months, a large year-over-year increase, yet only three homes sold in the latest period and sales volume is down more than 60 percent from a year earlier. Even with slower sales counts, buyers are still bidding aggressively, with about two-thirds of homes selling above list price and the average sale-to-list ratio reaching just over 105 percent.
