Passaic County is seeing more homes come on the market and move into contract. Active listings are up about 10% from last month and more than 8% from a year ago, while new listings have climbed over 14% year over year. Closings and pending sales are both tracking higher than last month, signaling steady buyer activity even as inventory grows.

Pricing is adjusting gradually to this added supply. The typical home value is up nearly 3% from a year ago, but it has edged down slightly compared with last month, and the median list price is also a bit lower than both last month and last year. Homes are selling close to asking, with an average sale-to-list ratio just above 104%, and roughly 67% of recent sales closed above the list price.

Speed has picked up meaningfully, with the median days on market dropping from 50 days in March to 30 days in May. Months of supply has risen to 3.5, a bit higher than New Jersey overall at 3.2 months, reflecting a modest tilt toward more options for buyers while still favoring sellers.
