Inventory in Ramapo has expanded in this rolling three-month view, with active listings up more than 13% year over year to 522. New listings are only slightly higher than a year ago, so much of the growth reflects homes staying on the market longer, with median days on market jumping about 57% to 44 days. Even with more choices, contract activity is holding up, as homes sold increased roughly 11% and pending sales are modestly higher than last year.

Only about 31% of recent sales closed above the list price, down from the much higher shares seen in 2023 and 2024, and the average sale-to-list ratio sits just under 100%, signaling that many buyers are paying close to asking rather than far above it.
