Madison’s rolling three-month numbers point to a busier flow of homes. Active listings are up slightly year over year, with 121 properties on the market and 86 new listings, even as new listing activity has dipped compared with a year ago. Contract activity is especially brisk, with pending sales up nearly 15% year over year to 92 and closed sales up modestly from last year.

Pricing has been reacting strongly to this demand. The typical home value over the latest three-month period is about one-third higher than a year ago, and the median list price is up roughly 20% year over year. Sellers are often outperforming their asking prices, with about two-thirds of recent sales closing above list and an average sale-to-list ratio a bit above 108%.

Speed is another sign of how tight conditions are. Homes are spending a median of just 20 days on the market in this rolling three-month window, far faster than a year ago, and months of supply is only 2.2, consistent with a clear seller’s market.
