Year-over-year, Middlebush’s rolling three-month data shows a sharp jump in typical home values, up nearly 37 percent. At the same time, median list prices are down about 7 percent from a year ago, suggesting sellers may be pricing more cautiously even as values climb. Inventory has tightened over the past year, with active listings down more than 22 percent, and homes sold have dropped by about 59 percent.

Homes are taking much longer to sell than a year ago, with median days on market soaring to 135 days, yet about half of sales are still closing above list price and the average sale-to-list ratio is around 96 percent.

Recent activity levels also highlight a cooler but active environment. New listings are down nearly 50 percent and pending sales are off about 16 percent compared with last year’s rolling period, even though there are only 10 active listings and just 2 homes sold in the latest window.
