November’s finalized data reported the typical value of a home in the city to be $505,000—up 5.23% over the previous 12 months. For comparison, county-level data pegged home values at $540,000 in Middlesex County for the most recent reporting period. That number is expected to float around $535,000 in December.
Middlesex had 7 new listings and 16 listings that went under contract in November, decreasing the area’s total available inventory to 28—down 3.45% from the previous month. Inventory is projected to have further decreased in December.
Of those 28 active listings, 25.0% reduced their price in the month of November. The median listing price for homes in Middlesex grew 16.23% from October to November, bringing the current median listing price to $580,000. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In November 2025, the median time for a listed property to go pending was 29 days, compared to 14 days in November 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this December.
