Inventory in Somerset County has expanded, with active listings up more than 27 percent from March and about 7 percent higher than a year ago. New listings also climbed sharply month over month, rising more than 23 percent, which is helping to refresh options for buyers. Market balance is shifting gradually as months of supply increased to 2.8, up notably from both last month and last year, yet conditions still favor sellers overall. Buyers are gaining a bit more breathing room as homes now take a median of 20 days to sell, much slower than a year ago even though days on market fell sharply from March.

Prices are responding to this mix of stronger inventory and steady demand. The typical home value sits around $621,000, up nearly 5 percent year over year, while the average sale-to-list ratio of just over 103 percent and about 62 percent of homes selling above asking show that well-priced properties still attract aggressive offers. Compared with New Jersey overall, Somerset County remains higher priced and slightly tighter on supply, with the state at 3.3 months of inventory.
