Inventory in Upper Roseville has expanded notably in this rolling three-month view, with active listings up more than 80% year over year to 55 and months of supply rising to 5.9, much higher than a year ago and above the broader Newark market’s 5.2 months. Contract activity is mixed, as homes sold increased more than 40% from a year ago while pending sales declined by about 14%, suggesting some recent slowing in new deal flow even as more properties reach the closing table.
