Strathmore’s rolling three-month snapshot shows a market with tighter inventory than a year ago but a recent pickup in activity. Active listings are down more than a quarter year over year, even after a sharp month-to-month jump, and homes sold and new listings are also lower than last year.

Prices have been edging higher in response to that constrained supply. The typical home value is up about 5% from a year earlier, while the average sale-to-list ratio remains above 102%, indicating buyers are still paying slightly over asking on many properties.

Conditions have shifted from the ultra-fast pace seen last year, as the median days on market has climbed to about 18 days and months of supply has risen to just over three, yet more than 60% of recent sales still closed above list price.
