West Side currently leans toward sellers on the market gauge, even though several indicators point to abundant supply. Months of supply has surged to 11.2 in this rolling three-month view, far above Buffalo’s 4.8 months and up sharply from around 2–3 months seen through much of the past two years.

Prices have moved higher despite this looser inventory backdrop. The typical home value over the latest three months is about $302,000, which is roughly 36 percent higher than a year ago and well above the wider Buffalo median of about $205,000.

Activity patterns show fewer closings but plenty of new options coming online.
