Year-over-year, Cleveland’s rolling three-month numbers show a market that has shifted but stayed active. The median list price is down sharply from a year ago, dropping more than forty percent, which points to more affordable asking prices. At the same time, pending sales in this rolling period are up over 300 percent, indicating many more deals are moving toward closing than last year.

Inventory and new listing activity have both expanded compared with a year earlier. Active listings are up well over 100 percent, and new listings have surged by more than 400 percent, giving buyers more options than they had in the prior year’s rolling window. Nearly half of homes are going off the market within two weeks, underscoring that well-priced properties can still move quickly when they hit the market.

Looking at the latest data through April 2026, the median list price sits around $218,000, an increase from March but still far below last year’s levels for the same period. Active listings climbed from four to seven month over month, while new listings rose from two to five and pending sales doubled from two to four, reflecting growing momentum.
