In the latest rolling period, the typical home value is about $415,000 while the median list price is lower, around $383,000, suggesting some room for negotiation. However, sellers still hold an edge, with roughly 52% of homes selling above list and the average sale-to-list ratio just over 103%, indicating buyers are often paying slightly more than asking. Inventory has expanded to 170 active listings and months of supply has risen to 4.8, giving buyers more options even in this seller-leaning environment.
Momentum in new activity is strong, with new listings up sharply year over year and pending sales also considerably higher on a rolling three-month basis. Homes are going under contract quickly, with a median of just 12 days on market and nearly three-quarters coming off the market within two weeks.
