Longer-term figures also reveal big changes in how quickly homes sell and how close they come to asking price. For example, no homes sold above list price in late 2024, while by September 2025 every recorded sale closed above list. Months of supply has moved from as high as 12.1 months in mid-2024 to just 3.1 months later that year, and today the overall gauge still points to a seller’s market.
