Highland-on-the-Lake currently leans toward sellers, with the market gauge signaling a seller’s market despite signs of slowing momentum. Months of supply has expanded sharply to 4.3 in this rolling three-month view, up dramatically from about a year ago, while homes now take a median of 92 days to sell.

Price trends show mixed pressure on values while demand and supply are reshuffling. The typical home value over the latest three months is about $214,871, down slightly year over year, and the median list price has also eased a bit from a year earlier. At the same time, active listings are up by more than half compared with last year, and new listings have surged well over 100 percent, giving buyers more options than they had in the past.

Buyer and seller behavior has shifted as conditions changed. A year ago many homes sold above asking, but in the most recent period none closed above list price and the average sale-to-list ratio has slipped to about 97 percent, reflecting more negotiation room for buyers.
