Inventory in Livingston County has expanded noticeably, with active listings up nearly 25 percent from a year ago and about 18 percent just since April. New listings are also rising, increasing roughly 31 percent year over year, which is giving buyers more options than they had last spring. Even with more homes on the market, supply is still lean at 2.2 months, keeping conditions tilted toward sellers.

Contract activity is picking up alongside the added inventory, as homes sold climbed more than 12 percent since last year and pending sales surged about 40 percent. Homes are moving quickly, with a median of just 14 days on the market, and nearly 64 percent going off-market within two weeks. That pace is much faster than in February, when the typical home sat for 45 days, underscoring strong buyer demand.

Pricing is adjusting to this mix of strong demand and growing supply. The typical home value has eased about 5 percent year over year and the median list price is down nearly 14 percent over the same period, yet sellers are still achieving strong outcomes. Roughly 68 percent of recent sales closed above the asking price, and the average sale-to-list ratio is nearly 107 percent, signaling that well-priced homes can still attract multiple offers.
