Active listings rose about 11 percent from the prior month to 126, even as new listings were down a bit compared with a year ago. Pending sales surged, jumping nearly 72 percent month over month and more than 55 percent year over year, signaling strong buyer demand.

Months of supply has fallen sharply over the past year to only 1.2 months, well below New York State’s 3.6 months, and about 61 percent of homes sold above asking with an average sale-to-list ratio of roughly 105 percent, underscoring a clear seller’s market.
