Inventory in Livingston County is still tight, but it is loosening a bit. Active listings are up about 16 percent from last year, with 120 homes available in June and months of supply rising to 1.8. At the same time, new listings are essentially flat year over year, so the extra choices likely reflect homes staying on the market slightly longer.

Contract activity has picked up notably. Pending sales jumped about 41 percent compared with last June, even as closed sales dipped slightly year over year. Homes are taking a little longer to sell than last year, with the median days on market now at 14 days, but more than half of listings are still going under contract within two weeks.

Prices are showing mixed signals as the market digests this stronger demand and modestly higher inventory. The typical home value is down roughly 7 percent from a year ago, yet the median list price is up nearly 18 percent, and sellers on average are getting about 109 percent of their asking price. A majority of homes, about 58 percent, are still selling above list, though that share has eased from last year. Compared with New York State overall, Livingston County has lower prices and less than half the months of supply, which supports its seller’s market label.
