Upper Falls is seeing tight inventory and active contract flow in this rolling three-month view ending in May 2026. Active listings are down more than 20% from a year ago, while new listings have fallen by over half. Even with fewer options, homes sold have more than doubled year over year, and pending sales are up as well.

Pricing has moved down compared with last year even as activity has picked up. The typical home value has dropped nearly 25% year over year, and the median list price is down by a little more than 16%, keeping this area far below the wider Rochester median sale price.

Speed and leverage have shifted notably in favor of sellers. Median days on market have fallen from triple digits a year ago to under a month, and months of supply has shrunk to well under one month, signaling a strong seller’s market compared with Rochester overall. At the same time, homes are selling for about 104% of list price on average, and roughly a quarter of recent sales closed above asking.
