Inventory in Sand Lake has expanded in the latest rolling three-month view, with about 37 active listings and months of supply nearly doubling year over year to 4.7. New listings are roughly flat compared with a year ago, yet pending sales have dropped sharply over that time, pointing to slower contract activity. Homes are taking longer to go under contract than they did last year, with the median days on market at 27.

Pricing has moved up strongly despite the cooler pace of deals. The typical home value over this three-month period is up more than 35% compared with a year earlier, while the median list price has also climbed solidly year over year. At the same time, only about 31% of recent sales closed above list price, down from higher shares seen in prior years, and the average sale-to-list ratio is just over 100%, indicating sellers are still getting close to asking.
