Troy’s rolling three-month numbers point to modest price growth over the past year. The typical home value is up about 2 percent year over year, while the median list price has climbed nearly 10 percent. At the same time, the share of homes selling above list price has fallen to about 26 percent, well below levels seen in 2024.

Looking at the most recent rolling three-month period ending in May 2026, buyers are seeing more options but slower closed sales. Active listings are roughly flat compared with a year ago at just over 200 homes, yet homes sold are down nearly 24 percent year over year. New listings have increased more than 14 percent from last year, and months of supply has risen to about 2.6, up sharply from a year ago.

Conditions on the ground show a market that still tilts toward sellers but moves a bit more deliberately than in prior springs. Homes are taking longer to sell than a year ago, with the median days on market now around three weeks, and about two-thirds of properties go under contract within two weeks. The average sale-to-list price ratio remains close to 100 percent, indicating that well-priced homes still attract strong offers.
