Over the past year, typical home values in Rensselaer County have moved down, falling about 11.23 percent to roughly $257,000. Median days on market have also shifted higher year over year, climbing 37.14 percent to 48 days. At the same time, pending sales have slowed, with a 14.84 percent drop compared with last year, and new listings are down about 29.05 percent.
In the latest month of February 2026, the median list price held steady at $299,900 with no month-over-month change, while homes spent significantly longer on the market, up 77.78 percent from the prior month. Even with that slowdown, just 2 months of supply, 186 active listings, and a seller’s market gauge of 14 indicate conditions still tilt toward sellers overall.
Buyers will want to note that about 25 percent of listings saw a price drop and roughly 31.9 percent of recent sales closed above list price, with the average sale-to-list ratio at about 0.97. Inventory is expected to tighten slightly in March 2026 to around 173 homes, and typical home values are projected near $244,000, while the projected median list price stays at $299,900.
