Rensselaer County home values have slipped compared with last year, with the typical home value down nearly 5 percent. At the same time, median list prices have climbed more than 10 percent year over year, showing sellers are testing higher price points. Inventory has also grown modestly compared with a year ago while homes sold have dropped sharply, down nearly 28 percent.
In the latest May 2026 snapshot, the typical home value sits around $295,000 with a median list price near $331,000. Buyers now have about 428 active listings to choose from, and the market leans toward sellers, with a 3.1‑month supply compared with 4.1 months across New York State. Conditions are still brisk, as half of homes are off the market within two weeks and the median time on market is only 11 days.
Activity is shifting as well, with 214 new listings and 189 pending sales in May, both up double digits from the prior month even as closed sales fell to 90. Roughly 46 percent of homes are still selling above list price on average, and sale‑to‑list ratios hover just under 102 percent, signaling buyers are often bidding at or above asking.
