Supply conditions have tightened sharply, with months of supply down dramatically year over year to around 3.6 months, and homes sold in the period are up nearly 80 percent compared with a year ago. New listings have increased more than 30 percent year over year, yet they are still being absorbed quickly as pending sales run ahead of last year.
