Inventory in Summit has grown in this rolling three-month view, with active listings up more than 40 percent year over year and months of supply surging to about 11.7. At the same time, contract activity has picked up, as pending sales have more than doubled compared with a year ago, even though only three homes closed in the latest period.

Pricing has been under clear downward pressure, with the typical home value down over 80 percent year over year and the average sale-to-list ratio slipping to about 89 percent. Properties are taking longer to sell, with the median days on market stretching to around 180 days, though a small share of homes still goes off the market within two weeks.

Recent listing behavior shows sellers testing higher asking prices, with the median list price roughly flat year over year but sharply higher than a few months ago.
