Prices show a mixed but generally upward trend over the longer term. The typical home value is modestly higher than a year ago, and the median list price has grown even faster year over year, yet the latest median sale price dipped from April, indicating buyers are exerting a bit more negotiating power.
Conditions are less tight than in much of New York, with months of supply in Ulster County now well above the statewide level. Even so, homes still achieve, on average, essentially full asking price and roughly one-third of recent sales closed above list, pointing to selective pockets of strong demand.
