Inventory in Chowan County has been climbing, with active listings up from 105 in April to 119 in May and slightly above last year. At the same time, contract activity is mixed, as homes sold doubled month over month to 22 while pending sales slipped about 4 percent from April and are down more than 12 percent year over year.

Months of supply has tightened to 4.1 from 8 in April and sits just under the 4.3 months seen across North Carolina, while nearly 24 percent of recent sales closed above list with an average sale-to-list ratio near 100 percent, underscoring a neutral market where neither side has a clear edge.
