Year over year, Durham County’s typical home value has edged down slightly, even as sales activity has picked up. Homes sold are up more than 18% from last May, and pending sales have climbed nearly 15%. Active listings have grown about 21% over the past year, giving buyers more options than they had a year ago.

Looking at May 2026 on its own, prices and activity both moved higher from April. The typical home value rose about 4% month over month to roughly $427,000, while homes sold jumped more than 26% to 530 closed sales.

Inventory and pace paint a mixed picture for supply and demand. Months of supply sits at 2.8, down from earlier in the year and still well below North Carolina’s 4.3 months, reinforcing Durham County’s placement in a seller’s market on the local gauge. Homes are taking a median of 29 days to go under contract, much longer than a year ago, yet more than 40% still go off the market within two weeks, showing strong interest in well-priced listings. Only about 19% of recent sales closed above list price and the average sale-to-list ratio is just under 99%, suggesting buyers have a bit more negotiating room than last year.
