February’s finalized data reported the typical value of a home in the city to be $737,500—up 5.36% over the previous 12 months. For comparison, county-level data pegged home values at $314,000 in Onslow County for the most recent reporting period. That number is expected to float around $318,500 in March.

North Topsail Beach had 30 new listings and 9 listings that went under contract in February, increasing the area’s total available inventory to 176—up 7.98% from the previous month. Inventory is projected to have further increased in March.

The median listing price for homes in North Topsail Beach grew 16.66% from January to February, bringing the current median listing price to $577,450.
