Southeast Raleigh’s rolling three-month data through May 2026 shows prices edging up while inventory also expands. The typical home value rose slightly month over month, while active listings climbed nearly 9 percent as new listings jumped more than 35 percent.
Homes sold increased sharply from the prior three months, yet pending sales slipped, hinting that some recent demand may be softening. Properties are taking longer to sell, with the median days on market up to 56 and rising strongly compared with a year ago. Fewer homes are selling above list price than last year, and the average sale-to-list ratio sits just under 99 percent.
Looking at a longer horizon, Southeast Raleigh’s typical home value is down about 5 percent year over year, contrasting with a milder price decline across Raleigh overall. The share of homes selling above list has dropped substantially from the peaks seen in 2023, giving buyers a bit more room to negotiate.
