Inventory and contract activity in Northeast Raleigh is picking up in this rolling three-month view. Active listings are up more than 13% year over year, and new listings have climbed nearly 22%, giving buyers more options than a year ago. Homes going under contract have also inched higher, with pending sales up about 5% year over year.

Pricing has softened compared with last year even as more homes come on the market. The typical home value is down almost 4% year over year, and the median list price is slightly lower than a year ago as well. Sellers are still achieving close to what they ask, with the average sale-to-list ratio just under 99%, but the share of homes selling above list has slipped to about 15%.

Speed and balance are shifting compared with past years. Homes now spend a median of 35 days on the market, longer than during the 2024 peak but much faster than earlier this year, while months of supply has risen to 3.5, matching the broader Raleigh market and signaling more breathing room for negotiations. At the same time, nearly 40% of homes still go off the market within two weeks, showing that well-priced properties can move quickly.
