Homes in Northeast Raleigh are taking longer to move, spending a median of 66 days on the market, up sharply from last year. Buyers are seeing a fair amount of choice with 248 homes listed in February 2026, essentially unchanged month over month but slightly below last year. Contract activity has cooled, with 231 pending sales and a drop of more than 25% compared with a year ago, while new listings fell over 30%, tightening the flow of fresh options.
Prices are adjusting to this slower pace but still show some resilience. The typical home value sits around $339,900, down 5.47% from a year earlier, yet up 1.92% from the prior month, and the projected value for March edges higher to $343,100.
Sellers are still in a favorable position overall, with the area rated as a seller's market and about 15.7% of homes closing above the asking price. Most sellers are negotiating modestly, as the average sale-to-list price ratio is 0.98 and the median list price has inched up 1.19% month over month to about $339,000, with a projected rise to $341,000. Compared with the broader Raleigh market, Northeast Raleigh offers lower typical values than the city’s $430,000 level, which may appeal to cost-conscious buyers. Whether you are a buyer navigating longer days on market or a seller weighing pricing strategy, Agent Pronto can connect you with a local agent who understands these trends.

“Kevin Starkey and his team are absolutely excellent. He was incredibly knowledgeable of the area and we learned so much in working with him! He was amazing at spotting the pros and cons of a property and explaining them to us--he really helped us dodge some potential pitfalls!! Communication from him and the rest of the office were super fast, friendly, and informative! They really went above and beyond for us, and we would definitely recommend them to anyone.”
“The Beth Hines Team came for a pre-listing appointment and gave advice on what we need to do to present the house at listing. We repainted the house and did the improvements to the kitchen cabinet, as well as flooring as recommended. The house went on the market a few days prior to a major snowstorm During the snowstorm, the house was shown twice, and we had an offer to purchase from the second showing. The offer was full price and closed within 45 days. We are very pleased with the results from the Beth Hines team.”

“Chelsea did an AMAZING job selling our home. She knew exactly how to price it to sell it in the timeframe we needed while also not compromising on the value of the home. We received a very reasonable offer on our home in less than 30 days and ultimately ended up closing on our home with that offer. This is compared to other homes in our neighborhood that have sat for 40-150 days on the market. We believe it is because of Chelsea's knowledge, expertise, and diligent marketing that our home sold so quickly and favorably.”
“There is no other agent like Bre. She is down to earth, dedicated, and extremely knowledgeable. Would not have made it through the process without her.”

She did all the legwork, and found me the perfect neighborhood, the perfect home! She was there EVERY step of the way, through the inspections, the paperwork... She was so knowledgeable, and professional. We were so in sync, I trusted her completely , and boy did she deliver! Attention to detail was an understatement for her , she's sharp as a tack lol, nothing gets past her. Thank you Leslie Smolkowicz, there aren't enough words to express my gratitude. You are the prime example of the phrase of having a "passion for what you do, and you will excel" it certainly shows . God Bless”
