South Raleigh’s rolling three-month data through May 2026 shows prices easing slightly compared to a year ago. Typical home values are down a bit year over year, while the median list price has also dipped modestly. At the same time, the share of homes selling above list is up slightly from last year, and the average sale-to-list ratio has inched higher, suggesting sellers are still getting close to asking prices.

Inventory and activity have both expanded in this period. Active listings are up notably year over year, and new listings have risen as well, giving buyers more options than they had a year ago. Closings are also higher, with homes sold increasing sharply on a year-over-year basis, even as pending sales show a more modest gain. Median days on market have lengthened compared to last year, reflecting that properties generally take longer to sell, yet a little over a quarter of homes still go off market within two weeks.

Conditions in South Raleigh tilt slightly more toward sellers than in the broader Raleigh market, with about three months of supply locally versus three and a half months across the city. Prices also remain more accessible than the Raleigh city median, which sits well above South Raleigh’s typical home value.
