Year-over-year, East Raleigh’s typical home value has dipped about 3.0 percent even as the broader Raleigh market inched up roughly 0.64 percent to about $430,000. At the same time, inventory is up strongly from last year by 37.93 percent, suggesting buyers have more options than before even within a Seller's Market.

Looking at the latest month, February 2026 closed with a typical home value around $485,000 and a median list price near $450,000. Homes spent a median of 57 days on the market, which is almost 29 percent faster than the month before and just over 8 percent quicker than a year ago, while only about 7 percent of properties sold above list and the average sale-to-list ratio hovered near 0.96.

Momentum into next month points to a projected typical home value of about $492,500 and a forecast median list price of roughly $469,000, alongside an expected inventory level of 43 homes. With 40 active listings, 39 new listings, and 25 pending sales in February, conditions still lean toward sellers, yet improving supply offers buyers more room to compare.
