River Bend’s rolling three-month data through May 2026 shows home values trending upward compared with last year. The typical home value is up about 7 percent year over year, while the median list price has risen more modestly. Buyers are also seeing more choices, with active listings up more than 50 percent from a year ago.

Looking at recent activity, homes sold in this latest three-month window increased more than 35 percent year over year, even as pending sales dipped roughly 15 percent. New listings climbed over 40 percent versus last year, and months of supply nearly doubled to 3.9 months, signaling a market that is looser than it was but still leaning toward sellers.

Despite the higher supply, conditions are not overly soft. The median days on market has expanded sharply from a year ago, now sitting at 59 days, yet the average sale-to-list price ratio has edged up to about 98 percent, and roughly 13 percent of homes are still selling above list.
