Hettinger County currently leans toward sellers, with a market gauge of 37, even though inventory has risen. Active listings are up sharply month over month and more than 40% year over year, while months of supply has climbed to 4.2, signaling more options for buyers than earlier in the year.

Price dynamics are mixed, with the typical home value around $143,000, up more than 30% from a year ago but down steeply from last month’s unusually high figure. At the same time, the median list price has dropped both month over month and year over year, suggesting sellers may be adjusting expectations to meet buyers in the middle.

Activity has picked up in some ways, with new listings surging about 600% from last month and more than tripling versus a year ago, even as only two homes sold in May. Homes are moving much faster than earlier this spring, with median days on market down from 183 in April to just 29, and none of the recent sales closed above list price.
