May’s finalized data reported the typical value of a home in the county to be $410,000—up 22.39% over the previous 12 months. For comparison, state-level data pegged home values at $296,900 in North Dakota for the most recent reporting period. That number is expected to float around $296,700 in June.

McKenzie County had 7 new listings and 11 listings that went under contract in May, decreasing the area’s total available inventory to 15—down 11.76% from the previous month. Inventory is projected to have further decreased in June.

Of those 15 active listings, 20.0% reduced their price in the month of May. The median listing price for homes in McKenzie County fell 16.46% from April to May, bringing the current median listing price to $330,000. Based on projected data for June, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
