Ward County is seeing a mix of steady activity and tightening options for buyers. Active listings are slightly above last year, with 313 homes on the market, but new listings dropped nearly 10 percent year over year and more than 25 percent from June. Homes sold, however, are up over 13 percent compared with a year ago, and 52 percent of properties go off market within two weeks, reflecting strong demand.

The typical home value has climbed nearly 14 percent over the past year, while the median list price is only modestly higher than a year ago and fell from June, suggesting sellers may be pricing more carefully to meet buyers. Ward County’s supply sits at 2.4 months, down about 10 percent from last year and well below North Dakota’s 3.3 months of supply, reinforcing its status as a seller’s market.
Buyer leverage shows up in how homes are closing. Only about 8 percent of recent sales closed above list price, down sharply from early summer, and the average sale-to-list ratio is just under 99 percent, indicating many homes sell near asking rather than far above it.
