Ward County is seeing more homes come on the market and more deals getting signed. Active listings are up sharply from a year ago, rising nearly 20 percent to 326, while new listings jumped about 21 percent. Pending sales are also up strongly year over year, climbing nearly 28 percent, which shows buyers are still writing offers even as options expand.

Prices are adjusting as this activity plays out. The typical home value is slightly below last year, down about 5 percent, and the median list price is only modestly higher than a year ago. Homes are taking longer to sell than they did last June, with median days on market at 33 days and up sharply year over year, though they have shortened compared with May.

Conditions in Ward County lean more toward sellers than in North Dakota overall, with 2.3 months of supply locally compared with 3.2 months statewide. However, only about 13 percent of homes are selling above list price and the average sale-to-list ratio is just under 98 percent, suggesting buyers have a bit more room to negotiate than during hotter periods.
