Williams County is seeing active movement through the middle of 2026. In July, 147 homes were listed for sale, a modest year-over-year increase of about 13 percent, while new listings were up slightly from last year as well. Even with just 36 homes sold this month, pending sales climbed more than 15 percent compared with a year ago, pointing to solid buyer interest.
Prices are reacting to this activity in different ways. The typical home value reached about $414,000 in July, up more than 10 percent from a year earlier, while the median list price dipped slightly year over year and fell month over month as sellers adjusted expectations. Homes are taking longer to sell than last summer, with the median days on market jumping to 45 days and months of supply sitting just under three, still leaner than the statewide North Dakota figure of 3.3 months.
Negotiating power has shifted somewhat as bidding wars cool. Only about 9 percent of recent sales closed above list price, down sharply from earlier this summer, and the average sale-to-list ratio has edged just under 100 percent.
