Adams County is currently tilted toward sellers, with conditions that still give buyers some room to negotiate. The market gauge sits in seller’s territory, but months of supply are at 4.6, higher than Ohio’s 2.7 months. A sale-to-list price ratio of about 97% and only 15.9% of homes selling above list point to measured, not overheated, competition.

Home values have climbed sharply over the past year, with the typical home value up about 30% year over year. At the same time, the median list price has risen more moderately, increasing roughly 12% from a year ago, while active listings are also up nearly 12%. Buyers are acting more quickly than before, as the median days on market dropped steeply month over month to 44 days, signaling that well-priced homes are moving faster.

Sales activity is gaining momentum, with homes sold up about 25% and pending sales surging more than 80% compared with last year. New listings are also higher year over year, giving buyers more options even as sellers benefit from rising values and relatively low statewide inventory.
