Inventory and contract activity in Ashtabula are showing mixed signals in this rolling three-month view through May 2026. Active listings are slightly lower than a year ago, yet months of supply has climbed more than doubled year over year to 2.8 months, suggesting buyers have more options than they did last spring. At the same time, pending sales are down from a year ago, and closed sales have dropped by roughly a third, pointing to slower follow-through from showings to closings.

Pricing is reacting in different ways on the buy and sell sides. The typical home value has held roughly flat year over year, but list prices are up sharply, with the median list price nearly 20 percent higher than a year ago, reflecting sellers’ stronger initial pricing expectations.

Days on market have lengthened dramatically compared with last year, now around a month and a half, which means many homes are taking longer to secure a buyer in this rolling three-month period. Even so, more than half of listings still go off-market within two weeks, and about one in five recent sales closed above list price, with the average sale-to-list ratio edging up year over year. Those splits show that well-positioned homes can still move quickly while others require more patience and negotiation.
