Home prices in New Burlington have climbed notably on a yearly basis, with the typical home value up more than 22 percent in this rolling three-month view. The share of homes closing above list price has also increased year over year, now accounting for roughly a third of recent sales. At the same time, homes sold are down more than 30 percent from a year ago, pointing to fewer completed transactions even as prices rise.

Looking at the latest rolling three-month period through May 2026, supply and seller behavior appear to be shifting. Months of supply has expanded sharply compared with last year, reaching about 5.3 months, while new listings have surged by more than 40 percent year over year.

Buyers are seeing more options, with active listings slightly higher than a year ago and homes spending a median of about 40 days on the market, longer than some recent peaks but much faster than a year earlier. Sellers are still achieving strong results, as the average sale-to-list ratio is just over 100 percent and about one in three homes sells above asking. With pending sales up nearly 28 percent year over year, interest in local housing remains solid despite fewer closed deals.
