Inventory in The Plains has been edging up in this rolling three-month view, with 14 active listings, slightly fewer than a year ago. Contract activity is stronger, as homes sold have risen roughly 23 percent year over year and pending sales have jumped nearly 59 percent. Timing has shifted in favor of quicker decisions, with the median days on market at 33 days, down sharply from much longer marketing times seen last spring. Months of supply sits at 4.6, above last year’s level but still consistent with the area’s seller’s market label, and about one-third of recent sales closed above list price while the average sale-to-list ratio has climbed to just over 95 percent.
