Inventory in Wyoming, Ohio has expanded in the latest rolling three-month view, with active listings up sharply compared with a year ago. New listings have also increased year over year, giving buyers more options than they had last spring. Even with more choices, a solid share of homes is still moving into contract, with pending sales edging higher than a year ago.

Prices are adjusting to these changing conditions. The typical home value over the rolling three-month period is down compared with a year earlier, while the median list price is slightly higher year over year, signaling some repositioning by sellers. At the same time, the average sale-to-list ratio is just above 100%, and roughly a third of homes are still selling above asking price, indicating that well-priced homes can attract strong offers.

Momentum and speed in the market are also shifting. Months of supply has climbed significantly from last year, pointing to a less tight environment even though the area is still characterized as a seller’s market, and homes now take longer to sell than they did during the very fast-paced periods of the past few years.
