Coquille’s rolling three-month snapshot shows a market with steady activity and moderate inventory. Active listings are up about 9% year over year to 39 homes, while months of supply has tightened to 3.8, down sharply from a year ago, signaling fewer options relative to demand.

Contract activity has firmed as well, with homes sold rising roughly 17% and pending sales up about 21% compared with last year. New listings, however, are down more than 18% year over year, which helps explain why supply has not grown even as buyers remain engaged.

Pricing is reacting to this balance of firmer demand and limited new supply, with the typical home value up about 7% year over year to around $306,000. Homes are taking longer to sell than a year ago, with the median days on market rising to 32, and the average sale-to-list ratio sitting just above 97%, indicating buyers still have some room to negotiate.
