Year-over-year, South Gateway’s typical home value has held almost flat, edging down slightly even as the broader Salem median also dipped a bit. Listing prices, on the other hand, are modestly higher than a year ago, suggesting sellers still have some pricing power. Homes are taking much longer to sell than last year, with median days on market more than doubling, pointing to a slower pace despite relatively steady values.
