Washington County currently leans toward sellers, with a market gauge of 40 indicating more demand than supply. Months of supply sit at 3.2, notably tighter than Oregon’s 4 months, which helps keep conditions tilted in favor of sellers.
Prices have softened slightly in the short term, as the typical home value dipped about 3 percent from July to August but is roughly flat compared with a year ago. At the same time, the median list price is up a bit year over year and nearly 24 percent of homes are still selling above list, showing that well-priced homes can attract strong offers.
On the activity side, August saw 616 homes sold and 649 go under contract, while new listings fell nearly 12 percent from the prior month.
