West Linn’s rolling three-month snapshot through May 2026 shows a noticeable increase in activity, with active listings up more than 20% year over year and homes sold higher by about 28%. New listings and pending sales are also up by double digits compared with a year ago, indicating more owners are listing and more buyers are writing contracts.

Pricing has been relatively steady in this more active environment, with the typical home value essentially flat year over year while the median list price is down slightly from last year. At the same time, the share of homes selling above list has slipped compared with a year ago, and the average sale-to-list ratio is holding just under 100%, suggesting buyers have a bit more room to negotiate than in past peak periods.
