Year over year, Freedom’s rolling three-month numbers show prices pulling back even as activity picks up. The typical home value is down more than 30 percent from a year ago, and the median list price is down nearly 19 percent. At the same time, homes sold over the period are up about 28 percent compared with last year.

No recent sales closed above the list price, yet the average sale-to-list ratio remains strong at about 98 percent, indicating sellers are still achieving close to asking.
