Fulton County currently leans toward sellers, with a market gauge reading of 31, yet conditions are not overly tilted in their favor. Months of supply has climbed to 4.6, up sharply from a year ago and well above the Pennsylvania average of 2.9, giving buyers a bit more breathing room. At the same time, the typical home value sits around $273,000, noticeably below the statewide median of about $319,000, which may help keep local demand steady.

Recent price movement shows notable strength even as inventory builds. The typical home value is up more than 30 percent compared with last month and more than 30 percent year over year, while the median list price has risen at a slower pace of about 12 percent over the past year. Active listings have grown by more than 50 percent annually, and new listings are up nearly 75 percent, pointing to many more options than buyers had last spring.

Buyer activity has cooled somewhat, with homes sold down more than 25 percent from a year ago even as pending sales still show modest annual growth of about 20 percent. Homes are taking longer to sell than last May, with median days on market now around four weeks, but over half of new listings still go off the market within two weeks, and about 29 percent of sales close above the asking price.
