Homes are also priced below the state as a whole, with a typical value of about $200,500 compared with $309,500 across Pennsylvania. In March 2026, the median list price stood near $203,500, edging up about 1.8 percent from the prior month, while the typical home value actually fell 10.85 percent month over month. Properties are taking longer to move, with median days on market jumping to 28 days, up sharply from the previous month and about 3.7 percent higher than last year. Sellers are still achieving strong pricing power overall, though only about 20 percent of homes sell above list and the average sale-to-list ratio sits around 0.93, while roughly 17.86 percent of listings take a price cut.
